We are pretty fortunate that we are not saturated with foreclosures in Marion, West Memphis, Ar.  We have some, but it is not taking over the market.  Some of them are actually good buy for an investor to buy.  I have recently sold a foreclosure to an investor for merely almost nothing, the house has so much potential , it has lots of space, 2 stories house, over 2,400 square feet, 4 bedrooms and 2 baths.  

My investor is going to spend some money to fix it up and let me list it on the market for him.  And he is interested in buying more investment properties and become a full time investor.  If you know what you are doing, you are financial ready to buy when a good deal pops up anytime, you can either do the repairs yourself or have good and inexpensive sources to fix it for you, buying foreclosures can open some new doors for you to get into the real estate market.  

Rentals are in high demand right now, home owners who lost their homes in the recent years are not able to buy a house for at least a few years.  They still need a place to live until things get better for them, rental is what they are looking for. I have people calling everyday and trying to find a place to rent, some of them prefer to rent a house instead of an apartment.  I have sold some foreclosures to another investor last year, and they fixed it up and leased it out for extra income.
